    Maureen - Image 1 "I hired NJ Building to renovate a rental property in Blackpool based on positive reviews. Work began in December 2024 with a planned completion in January 2025, but progress soon stalled. The contractor, rarely attended the site, often leaving just one unsupervised labourer in charge. As I’m not local, I relied on my letting agent for inspections. By March 2025, the project was significantly delayed, despite 80% of the cost already paid. The trader claimed the work was nearly done and pushed for the final 20%, but photos and videos from the agent showed minimal progress and poor workmanship. I visited on 15 March 2025 and found numerous defects. I stopped the works, changed the locks, and requested a refund to hire a new contractor. Despite several follow-ups, the issue remains unresolved, and I am now prepared to take this to a third party. The standard of work is unacceptable and poses health and safety risks, making the property unfit for letting until fully rectified."

    Trader reply: "I entered into contract with this client to complete renovation works to this property, this property had some subsidence issues (were previously repaired but left with a fall of 360mm out of level) was one of the worst I’ve seen. after lengthy back and forth in early stages with the client extremely indecisive. Went against all of my recommendations for what works were needed and finally agreed on works she wanted, and I booked the works in once deposit was paid. Unfortunately, we had some delays majority due to client. changing her mind on works to be done two days before were due to start and instructing me to redo the quote even though we had already sent over multiple variations previously. I advised that works wouldn’t start until we had this finalised and agreed. Then after a lot of back and forth and not being happy with the cost of additional works she wanted and asking for deposit back and to not go ahead was advised with works booked in having spent time and money arranging works to start etc with not given notice of this early enough for me to reschedule other works wouldn't receive her full deposit back. Then decided to revert to the first quote that I submitted with a comment about getting best value for her money. Another delay when payments were sent over late and pushing back payments to suppliers and one for structural engineer delaying the report. During the works there was also further delays due to extra work needed to be completed with some of the wall’s plaster coming away needed to be redone in multiple rooms, with this client being very money orientated didn’t want to incur any additional cost. With that holding up payments on my end with work that I needed to be completed I had no choice but to get these done at my cost just to keep the job moving. There were always tradesmen on site and under no circumstances was there ever a Labourer left to do any work by themselves. I have never once asked for full payment, in line with the contract I was owed 10% that I requested to be paid with the final 10% to be held until completion of all works as per our agreement. Unfortunately, with the local tradesman I had in to do these works there finishing wasn’t up to my standard, and I let them go. There were a few finishes that needed to be redone which I advised to the client that I was going to need slightly more time to get this resolved. With getting some trades in I’ve previously used and would have on this within a week with another week to get these issues sorted this was agreed but then four days later was informed she no longer was going to let this happen and wants an ridiculous amount paid back not even in line with the contract with what works needed to be refinished I haven’t been paid for these works as they were in the next 10% payment that wasn’t paid."

    "I hired NJ Building Maintenance to turn an old conservatory in to a extension as well as other work around the house. Both myself and husband and very happy with the work and the house is looking amazing. Nathan and his entire team are amazing and very professional, always cleaned up after themselves. I would definitely hire them for any further work"

    Lynn - Image 1 "Should have started 4th Nov, didn’t start until 25th Nov, sent two guys, not his employees, failed to give them correct instructions so things didn’t get done properly. I struggle opening my patio doors apparently due to weight of glass in door. My window broke, after a week, I was told it is a manufactures fault, but a new part has still not been ordered. Not received the cupboard doors which have been paid for. He’s busy with other jobs now and is struggling to fit us in we have been informed . Had to get our own plasterer because he didn’t have one. The list goes on Not recommended Feel really let down and unimportant He’s been paid 12k for the work which isn’t complete with 1outstanding to complete kitchen and my oak stair case which he wants to fill with oak coloured sealant, repair the window and sort out my patio door"

    Trader reply: "Thank you for your feedback as it's very important to us. We value your comments as customer service is our priority. When I took this job on the customer was informed I was extremely busy and didn’t really have the availability to commence immediately especially with the property being long distance. Customer asked if I would try, I did however say I may be able to start 4th November but if the current job didn’t run over schedule. Unfortunately, my current job did over run over due to weather conditions. I contacted the customer and informed her of the later start date of 24th November which she was satisfied with and understood the situation. I sent two of my self-employed tradesmen who work for my company from Wales where I used to live! And are still working for me in Cardiff. Two very skilled trades. The trades had been given clear instructions on works I required, them to complete and this was done to the customers satisfaction. One mistake had been made where a door was hung the wrong way which was then rectified as soon as this was brought to my attention. The patio doors simply needed to be adjusted following the fitting as is common after settling for these to alter slightly due to the weight of the glass. The bedroom window had a fault caused direct from the manufacturer which I informed the customer, the manufacturer is in the process of sending an inspector to validate so out of my control. Cupboard doors had not been paid for by the customer, however, they had paid for works completed up to date and had been holding the remaining balance until these items had been completed. The oak veneer staircase and filling with sealant this was not the case, trims had been asked to be fitted by customer which I agreed would look nicer and would complete the desired look. The oak sealant was not to fill joints in the staircase but to simply run a bead along the edge of the trim. I informed the customer I would return mid-January to complete works outstanding to then receive a message start of January demanding I return earlier due to them booking a holiday, I couldn’t accommodate this due to other works in progress. I informed I would be able to return 20th January (this was confirmed before any works had been commenced) and was threatened by the customers partner with legal action and a very bad attitude. The customer had failed to inform her partner our agreed schedule of works throughout the job and the fact I had done everything to squeeze her in to start with. The customer went on to tell me not to complete works, so terminating the contract. Then the day after again expecting me to return on the originally agreed date of the 20th to complete works. The works quoted were to board and fill with jointing compound, with the walls being so out of line to do this would be a dis-service to the customer and over time would crack. I informed the customer it would be in their interest to have this fully plastered, unfortunately my plasterer at the time wasn’t available at such short notice. The customer knew someone locally and provided his details to contact. I also covered these extra costs. Kind Regards NJ Building Maintenance."
